What counts as FI?

FI uses your liquid investable portfolio only. Home equity is not FI fuel. Appreciation is display-only in v1.

What kind of mortgage is this?

A standard US-style amortizing loan (fixed rate, level payment). Framed as a primary residence, not a rental or investment property.

Are taxes modeled?

No. v1 does not model income tax, the mortgage interest deduction, capital gains, or tax on investment returns. Property tax is only the annual cash cost you enter.

Are the default rates a forecast?

No. Starting values (5% real return, 4% SWR, 1% maintenance, 2% appreciation, 2% closing) are editable assumptions, not predictions.

What does Buying impact mean?

Years to FI if you buy minus years to FI if you keep renting. Positive means buying delays FI. Negative means buying gets you there sooner.

Does anything leave my browser?

Who sells the Scenario Pack?

It's sold through Gumroad, which acts as the merchant of record. Gumroad handles checkout, payment, sales tax, and your receipt. Seller details are in the terms.

I lost my license key. What now?

Your key is in the Gumroad receipt email. Can't find it? Use Gumroad's license key lookup with the email you bought with, and Gumroad will email your receipt and key again.

Can I get a refund?

Yes. You can ask for a refund within 30 days of purchase through Gumroad. A refunded key stops unlocking the pack.
